The waitlist for affordable homes at Newark Gardens 1, 35300 Cedar Street, will open on February 25, 2025.

The Newark Gardens I apartments will open its waitlist on February 25, 2026 at 9:00 am. Newark Gardens I is a 150-home senior living community located at 35300 Cedar Street, Newark.

Applications are due by March 18, 2026 at 5:00 pm.

Eligibility requirements:

  • Minimum age:

    • 62 years or older, or

    • 18 years or older and have a disability

  • Rent: Approximately 30% of income. Homes are subsidized by the U.S. Department of Housing and Urban Development

  • Minimum Yearly Income: No Minimum Income

  • Maximum Yearly Income:

    • 1 person: $55,950

    • 2 persons: $63,950

    • 3 persons: $71,950

  • Preference will be given to households who meet HUD’s definition of homeless as provided in HUD regulations at 24 CFR Part 578. Preferences will be verified.

Application Fees:

  • $35 per applicant

  • $500 - $1,460 deposit

What to Expect:

The link to the online application will be posted on February 25, 2026 at 9:00 am.

Paper applications will be available to pick up at 35300 Cedar Boulevard, Newark at the following times:

  • Wednesday, February 25, 2026: 9am – 5pm;

  • Wednesday, March 4, 2026: 9am – 5pm;

  • Wednesday, March 11, 2026: 9am – 5pm

Paper applications must be mailed to the address listed on the application. Applications submitted by mail must be received by the manager’s office by 5:00 PM on March 18, 2026.

A lottery will be conducted for all applications received by the deadline. The top 300 applications will be placed on the waiting list for consideration. If additional applications are needed, the property manager reserves the right to process the next applications in lottery order.
